A granny annexe is a small, self-contained building in your garden where a family member can live. It has its own living space, so they keep their independence. But they are only a few steps from your door.
What is a granny annexe?
A granny annexe is a place to live, built in the garden of your home. It sits apart from the main house, but it is used alongside it as part of your home.
People use lots of different names for the same thing. You may see:
- granny annexe or granny annex
- garden annexe
- granny pod or granny flat
- self-contained living pod
They all mean a separate living space in the garden. We call ours annexes.
Who is a granny annexe for?
Despite the name, it is not just for grandparents. Most people who ask us about an annexe want to bring the family closer together. For example:
- an elderly parent who wants to live nearby, with family on hand
- teenage children who need a space of their own
An annexe gives everyone independence and privacy. It also gives you peace of mind, because the people you care about are close by.
What is inside a granny annexe?
That depends on the layout you choose. Some annexes are one open plan room. Others have separate bedrooms. These are the five example layouts we price in full:
- Open plan living: about 6.4m x 3.3m
- Separate living and bedroom: about 8.1m x 4.2m
- 1 bedroom L-shaped: about 6.5m x 6.5m
- 2 bedroom L-shaped: about 9.7m x 6.5m
- Separate living and bedroom with a pent roof: about 9.6m x 4.5m
You can see the plans, photos and a full price breakdown for each one on our annexe prices page. We can also design a layout to suit you.
Most annexes have a kitchen and a shower room or bathroom. Find out what is included and what it costs in our guide: Does a granny annexe have a bathroom and kitchen?
How are our annexes built?
Our annexes are based on our garden rooms. They are made to be lived in all year round. Each one has:
- fully insulated 70mm composite walls that look like wood, but never need painting or staining and do not rot
- double glazed windows and doors
- a one-piece rubber roof with 100mm of insulation
- an insulated floor, ready for the finish you choose
Each annexe is made from parts that fit together in your garden. This keeps the build quick and tidy, with no need for cranes or lifting equipment. We can even build on a sloping garden.
Granny annexe or house extension?
An extension joins on to your house. An annexe stands on its own in the garden. That gives each household its own space and its own door.
Our annexes can also be moved if your circumstances change. An extension cannot.
What to check before you get one
- Space. Measure your garden. Our smallest example is about 6.4m x 3.3m, and you will need room to walk around it.
- Water, waste and power. An annexe needs connecting to water, drains and electricity. The cost depends on how far it is from your house, so we price it for your garden.
- The rules for your property. Annexes are not treated the same as garden rooms, and every property is different. Once we understand your situation, we explain what applies to you.
- See one in person. You can walk around full-size annexes at our Show Village before you decide.
Questions people ask
Is a granny pod the same as a granny annexe?
Mostly. A granny pod is a smaller self-contained annexe. Granny pod, living pod and garden annexe are all names for a self-contained living space in the garden, so if you are looking for a granny pod, our annexes are what you need.
How much does a granny annexe cost?
Our five example annexes cost from £27,000 to £59,500, including installation and VAT. See exactly what each price includes on our annexe prices page.
How big can a granny annexe be?
Our largest example is a 2 bedroom L-shaped annexe of about 9.7m x 6.5m. We can design other sizes and shapes. What you can build also depends on the rules for your property, which we check with you.
Can a granny annexe be moved?
Ours can. Most annexes need heavy foundations and stay where they are built. Ours are made from parts, so they can be moved if your family's needs change.
