Yes. Every annexe in our case studies has a kitchen and a shower room or bathroom. Our main annexe price includes the building and the walls and door for the bathroom space.
The kitchen and bathroom themselves are a separate install, not part of the main price. In the annexes we have built, they cost an estimated £17,000 to £26,000.
What is in the main price?
The main price of every annexe on our annexe prices page covers the building itself. That includes:
- fully insulated composite walls, roof and floor
- double glazed windows and doors
- internal partition walls with a door, to create the bathroom space
- internal doors
- five sockets, spotlights, wiring and a fuse box
- the base
- VAT and full installation
So the room for your bathroom is built in. What goes inside it is fitted separately.
What is a separate install?
These are not in the main price:
- The kitchen: units, worktops and appliances
- The bathroom: a shower, toilet and basin, a bath, or a wet room
The estimated costs below cover the fixtures and fittings, all the pipework and lagging inside the building, and the electrical connections to the fitted appliances.
What does a kitchen and bathroom cost?
In the annexes we have built, the customer installed the kitchen and bathroom themselves. This is what each one was estimated to cost:

Shower room, bathroom or wet room?
Our case studies include all three:
- Shower room: a shower, toilet and basin. The smallest in our case studies is 1.57m x 1.57m.
- Bathroom with a bath: needs more space. The one in our case studies is 2.4m x 2.1m.
- Wet room: the whole room is waterproofed and the shower is open, with no shower tray. Our 2-Bed Garden Annex with Wetroom has one, 1.7m x 1.8m.
Think about who will use it. For an elderly parent, a shower or wet room without a step into it may be easier than a bath.
Connecting water, drains and power
The kitchen and bathroom need water in and waste out. The annexe also needs an armoured electric cable from your house.
These connections are not in our prices or in the estimates above. The cost depends on how far the annexe is from your house, so it is worked out for your garden.

- Pick a layout. Start from our example designs or case studies. We can change the layout to suit you.
- Choose a shower room, bathroom or wet room. This decides how much space the bathroom needs.
- Budget for the fit-out. In our case studies, the kitchen and bathroom came to an estimated £17,000 to £26,000.
- Budget for the connections. Ask us early, as the cost depends on your garden.

Can a granny annexe have a kitchen?

Is the kitchen and bathroom included in the annexe price?
No. The main price includes the building and the walls and door for the bathroom space. The kitchen and bathroom are a separate install.
Who fits the kitchen and bathroom?
In all of our case studies, the customer arranged their own kitchen and bathroom install. Ask us about the options when we quote for your annexe.
Do granny pods have bathrooms?
A granny pod is a smaller self-contained annexe, so it can. Our smallest example, the Open Plan Living annexe, has room for a shower room and a kitchen.
How small can an annexe shower room be?
The smallest shower room in our case studies is 1.57m x 1.57m, with a shower and WC.
