How much does a granny annexe cost?

Our example designs start at £27,000 and the annexes we have built for customers range from £32,000 to £65,000, all fully installed including VAT. Whether you call it a granny annexe, a granny pod or a self-contained living pod, the price depends on its size, layout and the extras you choose, from open plan studios to 1 and 2 bedroom annexes.

Our modular system allows for bespoke sizes and layouts. Additional extras can be included to allow you to create your own unique customised living space.

The unique build nature of our composite annexes means they can be relocated if your circumstances change.

The beauty of our composite is we can bespoke make to any size or design to suit your needs. Below are some example configurations, followed by real annexes we have built.

Granny annexe price questions

How much does a granny annexe cost?

Our example designs start at £27,000 for the Open Plan Living annexe (6.4m x 3.3m) and go up to £59,500 for the 2 Bedroom L-Shaped. The annexes we have built for customers range from £32,000 to £65,000. All prices are fully installed and include VAT.

How much is a granny pod?

A granny pod is a smaller self-contained annexe. Our smallest example, the Open Plan Living annexe, starts at £27,000 including VAT and installation.

What is included in the price?

The main price includes the insulated building, internal walls, internal doors and base. See the full list under what's included in every price.

What costs extra?

Kitchen and shower units, flooring and air conditioning are priced as extras for each example. The armoured cable connection and the water and sewer connection are not included, as those costs vary with distance. A delivery charge may apply beyond 70 miles of NN14 3HP.

Can I spread the cost?

Yes. Finance is available subject to status. See our finance details to check if you are eligible.

Getting approval for your annexe

For an annex, we would recommend building under the mobile homes act rather than permitted development.

We work with NAPC, the National Annexe Providers Consultancy.
We recommend obtaining a pre-approval.
To get the approval and certificate of lawfulness from the council could take 10 weeks.
There is a fee for this service.
